Structural Upgrade & Renovation (150,000 SF complex) – Large-scale coordination, RFIs, and structural execution
Client: Swinerton
Project Type: Structural Upgrade & Renovation (Existing Buildings)
Scope: Foundation reinforcement, structural upgrades, utility trench pourbacks, specialty
concrete systems
Challenge
A large-scale renovation of a five-building complex totaling over 150,000 SF, requiring
extensive structural upgrades while working within existing building conditions.
The project included:
- Reinforcement of over 3,500 LF of foundation using the ABC method
- Installation of a 4,300 SF insulated screening room with a 6″ floating slab and a
replaceable jack-up system - Over 4,000 LF of utility trench pourbacks throughout the site
As an existing facility, many field conditions diVered from the original plans, requiring
continuous evaluation and coordination. Numerous RFIs were submitted to address
discrepancies and maintain project progress.
The project also required coordination with multiple trades—including masonry, asphalt,
and striping—while maintaining alignment with the overall construction schedule.
Solution
Our team maintained a proactive approach throughout the project, focusing on
communication, coordination, and adaptability.
We worked closely with the general contractor and project team to:
- Identify and address discrepancies between plans and field conditions
- Submit and track RFIs to maintain workflow continuity
- Coordinate scheduling and sequencing with multiple subcontractors
- Align concrete operations with inspection requirements and project timelines
Centennial played an active role in supporting overall project coordination, assisting the
GC with scheduling, trade alignment, and execution planning.
With over 32,000 labor hours completed, our team ensured consistent execution across
all phases of work.
Result
The project was successfully delivered over an 18-month period, meeting all structural,
schedule, and performance expectations.
Through clear communication and strong coordination between our field team, oVice
support, and the general contractor, we were able to anticipate challenges, maintain
progress, and deliver high-quality results across a complex renovation environment.
This project reinforced Centennial Concrete Design’s ability to perform in large-scale,
technically demanding renovations while maintaining strong collaboration across all
project stakeholders.
